Terms of Service

Colibree Rentals is a platform that allows property managers to create, send, and collect electronic signatures on rental contracts. Rental guests can sign contracts through a unique link without creating an account. The Service does not act as a party to any rental contract and does not provide legal advice.

Property manager accounts are available to individuals and legal entities who manage rental properties. You must be at least 18 years old and have legal authority to act on behalf of any entity you represent. Rental guests do not need to create an account.

Property manager accounts are created via Google OAuth. You are responsible for the security of your account and all activity that occurs under it. Notify us immediately at [email protected] if you suspect unauthorised access.

You agree not to use the Service to: create fraudulent or misleading contracts; collect guest data for purposes other than rental contract management; violate any applicable law or regulation; or attempt to reverse-engineer, disrupt, or circumvent any part of the platform.

Property managers are solely responsible for the accuracy, legality, and completeness of the contracts they create and distribute. Colibree Web Solutions, LLC stores and processes contracts as a data processor and does not review contract content. We are not responsible for the legal validity of any individual contract.

We aim to provide a reliable service but do not guarantee uninterrupted availability. We may carry out maintenance or updates that temporarily affect access. We are not liable for losses caused by service downtime.

The platform, including its software, design, and branding, is the exclusive property of Colibree Web Solutions, LLC. Your contract content remains your property. By using the Service you grant us a limited licence to store and process your content solely to provide the Service to you.

To the maximum extent permitted by applicable law, Colibree Web Solutions, LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service. Our total liability for any claim shall not exceed the amounts paid by you for the Service in the preceding 12 months.

You may close your account at any time by contacting us at [email protected]. We reserve the right to suspend or terminate accounts that violate these Terms. Data retention following termination is subject to our Privacy Policy.

These Terms are governed by the laws of the State of Wyoming, USA, without regard to conflict of law provisions. Any disputes shall be resolved in the courts of Sheridan County, Wyoming. Users in the EU retain any rights granted to them by mandatory EU or national consumer law that cannot be contractually waived.

We may revise these Terms at any time. The updated date at the top reflects the latest version. We will notify registered users of material changes by email. Continued use after changes constitutes acceptance.
